Booking Conditions

By paying the deposit you agree to accept and abide by the following terms and conditions:

PAYMENT

A deposit of 35% of the rental fee is payable if the booking is made more than 8 weeks before the start of the rental. The balance shall be payable 8 weeks before the commencement of the rental. Non-payment of the balance of the rent on or before the due date shall be construed as a cancellation of the contract by the Client. For bookings made less than 8 weeks before the commencement of the rental the total fee is payable. All payments shall be made to Jeremy Young or Sarah Featherstone at the address on the Booking Confirmation.

CANCELLATION

Any cancellation made by the Client for whatever reason shall be in writing and addressed to Jeremy Young/Sarah Featherstone at the address you sent the booking form back to or via email. On receipt of notice of cancellation, we will seek to re-let the property for the period of booking. If we succeed in re-letting the property for the whole period it shall refund all the monies paid less an administrative charge of £20 (plus VAT) per booking. If we only succeed in re-letting the property for part of the period booked it shall refund an amount equal to the deposit and balance paid less rental for the period which is not re-let and an administration charge of £20 (plus VAT). Should a cancellation be made before payment of the balance, and we are unable to re-let the whole period, the deposit must be forfeited. In such an instance, there would be no administration charge. If we are unable to re-let the property at all then all monies paid by the Client shall be forfeit to Jeremy Young/Sarah Featherstone. In the unlikely event we are forced to cancel a booking, we will reimburse the client all monies paid but will not be liable for any further damages. In the unlikely event of having to alter a booking in anyway, we will offer to reimburse the full monies paid by the client if so requested, but we will not be liable for any further damages.

INSURANCE

We strongly recommend you take out holiday insurance.

CHANGES OF DATE

We may consider a request from a Client to change the dates of the booking after confirmation has been issued. Agreement will be given subject to the following conditions being met: 1. the request is received more than 8 weeks away from the start of the booking 2. the Client pays an administrative fee of £20 (plus VAT). VAT is included in the rental fee where applicable.

PERIOD OF HIRE

Rentals commence unless otherwise notified at 6:00pm on day of arrival and terminate at 10:00am on the day of departure.

USE OF PROPERTY

There should be no big parties at the house especially stag/hen parties. The number of persons occupying the property must not exceed the maximum number agreed or stipulated in the advertised details. The property will be used for personal and domestic purposes only. The property shall not be used for any commercial purposes without the written consent of Jeremy Young/Sarah Featherstone. We reserve the right to refuse entry to the entire party if these conditions are not observed.

COMPLAINTS

We want you to enjoy your stay and come again, so please if you have a complaint please let us know during your stay and we will try and help, but if you don't tell us until you get home I'm afraid we cannot accept liability. Should there be any cause for complaint during the occupation of the property it must therefore be notified promptly to Jeremy Young/Sarah Featherstone and in the case of serious problems confirmed in writing.

BREAKAGES OR DAMAGE

The Client is legally bound to reimburse us (Jeremy Young/Sarah Featherstone) for replacement, repair or extra cleaning costs on demand. We ask for a separate cheque/fee on booking of £500. This will be reimbursed in full within two weeks of the end of the rental period via cheque or bank transfer in the event of no damage being found, or for a lesser amount commensurate with the damage within 4 weeks if there has been damage. If the damage is of a value greater than £500 we will not reimburse the monies and further bill for the balance of the amount. We reserve the right to make our own reasonable assessment of the cost of any damage incurred, which could be to the property itself or contents/fixtures within or the garden.

CARE OF THE PROPERTY

The Client shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair and condition and in the same clean and tidy condition at the end of the rental period as at the beginning. Additional cleaning costs will be charged if not left in same clean and tidy condition.

SAFETY

Use of all facilities is at your own risk. Guests are specifically requested not to allow unsupervised children near the river bank or in the river. The river bank is a natural feature and we specifically want to keep it this way, free from handrails and other ugly clutter, so please be careful and use all due care around it and the river, and don't wander down there after dark or after you've had one to many. The green roof over the river bedrooms is not to be walked on and there is no guarding to the edge of the roof, so please avoid this roof altogether.

The owners or their agents cannot accept liability for any damage or loss to any property or possessions or personal accident sustained by you, your party members or any visitors and therefore advise all guests have full holiday insurance.

PETS

No pets of any kind are permitted in the house.

SMOKING

No smoking please anywhere in the house, or under the house (where there is oil and gas storage).

LIABILITY

Jeremy Young/Sarah Featherstone and our employees and agents) shall not be liable to Client or third parties for any accident, damage, loss, injury expense or inconvenience, which may be suffered, incurred, arise out of or in any way connected with the rental. No term of the Contract is enforceable under the Contracts (Rights of The Third Parties) Act 1999 by a person who is not a party to the Contract. If the property becomes unavailable or unusable for some reason prior to the date of a booking then we will reimburse the Client for any monies paid but we will not be liable for any damages incurred.

WARRANTIES / INFORMATION GIVEN

Jeremy Young/Sarah Featherstone or any of our employees or agents do not warrant and are not responsible for the accuracy of any information on our website, made verbally or otherwise given.

RIGHT OF ENTRY

We (Jeremy Young/Sarah Featherstone or our employees/agents) shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.

Please note the features of the house as listed on the website or other material are liable to be amended at any time without prior warning to the client.
